Confusion over some terminologies

You may have heard the terms “Project Manager”, “Construction Manager” and “General Contractor” and are not clear on the differences. Here we try to explain these differences.

Project Manager

Project managers control all aspects of a project from launch to close. They often work based on a fixed fee contract for each phase of the renovation paid as either a flat fee or % of the total estimated cost of the project. Project managers oversee functions including:
• Feasibility studies
• Preparation of preliminary drawings
• Collaboration with architects, engineers, and other consultants
• Permit applications and managing city requirements
During construction
• Construction administration and overall management of the project.
• Advises the client about priorities and goal achievements and makes sure that all parties are in line with these set goals.
• Manages the human resources, budget, scheduling, and quality control of the project.
• Typically manages the Construction Manager or the General Contractor on behalf of the project owner.

Then who is a Construction Manager?

Construction Managers are hired by the owner/project manager before the construction activity begins and often provide services on a flat-fee or % of the project-cost basis. The construction manager
• Is intimately involved in the construction phase of the project.
• Works directly for or thru the project manager and with the design architect to advise on execution feasibilities of the design.
• Works closely with the project manager in setting the budget and scheduling timelines.
• Leads the construction teams and workers, including general contractors.
• Maintains construction schedules, controls costs, and supervises the construction site.

Who are General Contractors?

General Contractors are often chosen through a bidding process by the client and/or their project manager if the scale of work is substantial. Smaller projects may not require the services of a project or construction manager, and a general contractor could be hired directly by the project owner. General contractors are often paid based on a flat rate contract, and the more money they save throughout the project makes it a more profitable project for their business. General contractors are
• Directly involved in the construction/renovation process.
• Use their in-house staff supplemented with subcontractors as needed.
• The day to day overseers of the physical work being completed on-site
